What: Affinity Sheep Station Creek to be officially unveiled this month Who: Join The Hon Mark Ryan, Member for Morayfield, and the team behind Affinity When: Sunday August 19th at 9.30 am RSVP: Stephen Naylor, email@example.com A boutique new community five minutes from Morayfield Super Centre is set to showcase unique, truly independent active living for people over 50.
Affinity Sheep Station Creek is a new over 50s community surrounded by bushland in Morayfield comprising 134 homes with a focus on active lifestyles, choice of design and attractively priced homes to meet the market.
People looking to secure their future “home among the gumtrees” in a convenient, connected location, with access to all the services and amenities they need, can get a first glimpse of Affinity at the official opening of stage 1 on Sunday August 19 from 9:30am to 2pm.
Stage 1 will be officially opened by The Hon Mark Ryan, Member for Morayfield, and media is welcome to attend.
With a broad selection of home styles available priced from $365,000, everyone interested in a brand-new home and lifestyle at Affinity can stake their claim now.
The new community will have a distinct local flavour. Sunshine Coast-based Shadforths Civil Contractors is undertaking the civil works on the development, while leading local home-builder Ausmar Homes is responsible for the construction of the homes and community facilities.
It means the project is creating plenty of local jobs.
Affinity’s Robert Farrell expects demand for homes in the community to be robust given current enquiry levels.
“We know that there is a shortage of homes which provide older Australians independent living options, encompassing high quality design with access to a full range of services and amenities, in connected, convenient locations,” Mr Farrell explains.
“Affinity at Morayfield fills this gap in the market by providing a fully integrated community, complete with services and amenities, and homes at attractive price points that don’t compromise on quality.”
Affinity Sales Manager Melody Lucas, who is fielding daily calls from interested buyers, says the focus is on building a strong sense of community and long-term relationships with residents.
“The consensus among visitors who we’ve met and taken through the community is that it’s a real hidden gem. Nestled amongst pristine nature reserves and bushland, as well as the incredibly picturesque Sheep Station Creek, it’s easy to forget just how close the community is to the Morayfield shopping precinct, transport connections and first-class medical facilities,” Ms Lucas says.
“These new homes combine country living with urban convenience to appeal to people passionate about their independence who appreciate quality of design and build,” she says.
The new community’s residents will have exclusive access to all the on-site facilities necessary for over 50s to enjoy an active social life. In return, they pay a ground rental which covers their rates, public liability insurance, maintenance and other essentials. Those who qualify for rent assistance can access those benefits in their new Affinity home.
For those selling an established home to join the community, there’s potential superannuation benefits accessible through the downsizer contribution measure. Eligible downsizers 65 and over can contribute up to $300,000 each into their super without it counting towards their contribution cap.
“We’ve priced Affinity homes and structured the rental figure to provide greater transparency to our residents at a time in their lives when they require assurance in a budgetary sense,” Mr Farrell says.
The 134 homes will be a mix of six distinct styles, with a range of configurations and layouts to choose from, all architecturally designed by leading residential designer Russell Prescott of Prescott Architects.
Affinity Sheep Station Creek will transform a greenfield site into a vibrant, integrated community for over 50s who want to enjoy a peaceful, connected lifestyle, whether they’re still working or looking to enjoy their retirement.
Residents will enjoy the on-site convenience of a country club house, heated swimming pool, bowling green, communal barbeques, commercial kitchen and bar, gymnasium and fitness room, arts and crafts centre, caravan and boat parking, library, creek side walkway, hall and cinema.
Reflecting its bushland setting, approximately 20% of the site is landscaped open space accessible to residents. The team behind Affinity Sheep Station Creek has a wealth of Australian and global experience in property, construction, development and finance.
